Our Value Proposition

What you can expect from 4% Realty Hawai’i

1. We don’t use lockboxes because we show the property ourselves.

Because we personally show all of our listings there are times when we cannot accommodate every agent or buyer. We will always do our best to accommodate reasonable requests to see a property. If your property is more than a 30-minute drive from our Keauhou office then we may not be able to personally show it every time. We reserve the right to determine which listings we can and will personally show, as well as which times and showing requests we can and will accommodate.

2. Virtual Tour

The virtual tour is a powerful marketing tool because it provides excellent panoramic 180-degree viewing of a room, scene, view, or location. Additionally, the virtual tour can be e-mailed anywhere in the world and can be modified in real time. The virtual tour is costly, time-consuming to create, produce, and maintain, but its value more than compensates for its cost. We reserve the right to own, create , modify, change, and retain all creative control over all virtual tours, and will do our best to accurately represent your property.

3. Full color flyers

The full-color flyer is a two-sided flyer made from heavyweight glossy photo paper stock. On one side are photos and a brief description of the property, and on the other is the MLS information about the property. Experience has shown that this combination of a beautifully formatted flyer and full MLS information is most effective for retaining the shelf life of the flyer (the longer it lasts in a buyer’s hand, the better), and communicating the most meaningful data about the property. We reserve the right to create, modify, change, and retain all creative control over all flyers that we make for your property (this excludes your authorization for the “Exhibit A” or MLS Data input sheet).

4. Advertising

We will do our best to sell your property as quickly and professionally as possible. we may advertise your property in a local magazine, newspaper, or trade journal, we will post the property on the Multiple Listing Service (the “MLS”), and we will connect the virtual tour with the MLS posting. The MLS is the single most effective means of advertising a property because Realtors sell approximately 85% of all properties, and the MLS is the primary “property information source” for all Realtors. We pay for all advertising up front and therefore reserve the right to create, modify, change, and retain all creative control over all advertising.

5. Full representation.

Unless otherwise directed by you we will represent you throughout the escrow process, from opening escrow to assembling all of the documents necessary to complete the transaction. Unless we are in a Dual Agency situation, we represent and are “working for” you, our client. We only get paid if your property sells, and during the escrow process we will do whatever we can to ensure our combined success. We are not your employees, and although we “work for you” this means that we have a fiduciary responsibility to you. If you have any questions regarding legalities, contracts, and are unsure of your legal position on any issue then you are encouraged to consult an attorney. 4% Realty Hawai’i receives no “kick-backs”, discounts, rewards, or any form of remuneration for using any particular vendor or service provider, so if you have a preferred vendor or service provider let us know and we will use them, otherwise we will order the necessary services from our list of “available and dependable professionals”.

We are professional Realtors and are members of the National Association of REALTORS®,

and as such adhere to a strict Code of Ethics. In addition to Hawaii Revised Statutes

Chapter 467 (Hawaii Real Estate Licensing Law), the Company is bound by the 17 Articles of

the NAR Code of Ethics and its outlined duties to Clients, Customers, and other REALTORS ®.
